By booking a service with Larkin Lawn Care ("Provider"), the customer ("Client") acknowledges and agrees to the following terms and conditions. These terms apply to all services booked through the website, customer portal, mobile app, or any other communication channel.
Larkin Lawn Care is a solo operation — one technician, one set of equipment, personal attention to every property. All services are performed by the Provider directly.
Every machine is set up with a mulching blade as standard. On a regular mow, grass clippings are chopped fine and returned to the lawn to decompose naturally and feed the soil. This is the default method of operation. Bagging clippings is available upon request as an add-on service and is subject to additional charges. By booking a standard mowing service, the Client acknowledges and agrees that clippings will be mulched and left on the lawn unless bagging has been specifically requested and confirmed.
The Provider encourages all Clients to take advantage of their municipality's yard waste curbside pickup program for any bagged materials. Bags are provided by the Provider and left curbside to the municipality's specifications.
Standard lawn care service includes mowing the lawn with a mulching blade, trimming along the property line with a string trimmer, and blowing down hard surfaces (driveways, walkways, patios). Clippings are mulched and returned to the lawn as described in Section 1. Any services beyond this scope — including but not limited to flower bed maintenance, weeding, debris hauling, hedge trimming, bagging, or specialized landscaping — require a separate quote and are subject to additional charges.
Yard cleanup services — including leaf cleanup, leaf removal, stick and branch gathering/removal, flower bed cleanup, junk removal, and miscellaneous cleanup work — are billed at $65 per hour per technician.
The first visit includes an on-site assessment and the first hour of actual work. If additional time is required beyond the first hour, the Provider will discuss the scope and estimated time with the Client on-site before continuing. Additional hours are billed at $65 per hour or may be rebooked for a subsequent visit at the Client's preference.
Leaf cleanup is a volume removal service. The process includes raking and blowing leaves from beds, trees, and landscaping into the open yard; mulching leaves with the mower to reduce volume; vacuuming, bagging, and staging bags curbside for municipal pickup. The Client acknowledges that some residual leaf matter will remain after cleanup, particularly in flower beds, along fence lines, and in tight corners. Complete removal of every leaf is not included in standard cleanup and would require additional time billed at the hourly rate.
Clients on a regular weekly or biweekly mowing schedule receive built-in leaf management during fall at no additional charge — the mulching blade handles leaf fall between visits as part of the regular service. End-of-season cleanup requests from non-recurring clients are subject to the standard $65/hour cleanup rate.
Every lawn is different. The Provider's goal is a well-maintained, natural-looking property. The Provider does not guarantee results equivalent to professionally irrigated, fertilized, or intensively managed landscapes (e.g., golf course-quality turf). Results depend on multiple factors including soil quality, watering, fertilization, sun exposure, grass variety, and seasonal conditions — many of which are the Client's responsibility.
The Client acknowledges that mowing alone does not produce a healthy lawn. Watering, fertilizing, and seasonal maintenance are the Client's responsibility. The Provider is happy to offer recommendations but is not responsible for lawn health conditions caused by factors outside the scope of service.
Service frequency affects outcomes. Clients on weekly service will generally see better results than those on biweekly or on-call schedules. The Provider will work with any budget but expectations should correspond to the service plan selected.
The Client assumes full responsibility for any items, objects, or property left in the yard or service area. This includes but is not limited to toys, tools, garden decorations, hoses, pet items, sporting equipment, furniture, and any other personal property.
The Provider is not responsible for damage to any items that are left in the yard, buried beneath grass or soil, partially hidden, or otherwise obstructed from clear view during the normal course of lawn care service.
The Client acknowledges that mowing, trimming, and related lawn care activities involve the use of sharp, high-speed equipment. Objects that are buried, partially buried, hidden in tall grass, or otherwise not clearly visible to the operator may be struck, displaced, or damaged during service. The Provider bears no liability for damage to concealed or obstructed objects, including but not limited to underground sprinkler heads, buried cables or wires, landscape lighting, shallow utility lines, buried edging, or any other items not clearly visible above the grass line.
The Client assumes full responsibility for the results of standard lawn care service, including but not limited to grass being cut shorter than preferred, clippings remaining on the lawn (mulching), minor variations in cut height, tire tracks or temporary impressions in soft ground, and any other conditions that are a normal result of professional lawn mowing.
Lawn care is performed using professional-grade equipment operated with reasonable care. Minor variations in cut quality, patterns, or appearance are inherent to the service and do not constitute grounds for dispute or refund.
The Provider is not responsible for pre-existing lawn damage, disease, pest infestations, drainage issues, or any condition of the property that existed prior to service. If the Provider observes any notable pre-existing conditions, the Client may be notified as a courtesy, but the Provider is under no obligation to diagnose or treat such conditions.
In the rare event that credible property damage occurs as a direct and demonstrable result of Provider negligence (not covered under Sections 5, 6, 7, or 8 above), the Client agrees to the following process:
The Client must notify the Provider in writing within 48 hours of the service date. The damage must be documented with photographs. The Client must obtain a written repair or replacement estimate from their homeowner's insurance company or a licensed, independent assessor. The Provider reserves the right to review any claim and dispute estimates that are unreasonable or inflated. Resolution will be handled directly between the Provider and the Client's insurance company where applicable.
The Provider's total liability for any single incident shall not exceed the cost of the service performed on the date in question. The Provider is not liable for consequential, incidental, or indirect damages of any kind.
Cancellations made less than 24 hours before a scheduled service are subject to a $35 cancellation fee. If the Provider arrives at the property and is unable to perform the service due to locked gates, aggressive animals, or other access issues not communicated in advance, the full service fee may be charged.
Payment is due upon completion of service unless otherwise agreed in writing. The Provider accepts payment through Stripe (credit/debit card). Invoices not paid within 7 days of the service date may be subject to a late fee of $15 or 10% of the invoice amount, whichever is greater. Repeated non-payment may result in service suspension and referral to collections.
Same-day or rush service requests are subject to a 50% surcharge on the standard service rate, subject to Provider availability.
Clients who book recurring weekly service receive a 10% discount on each visit. This discount is forfeited if more than two consecutive scheduled visits are skipped or cancelled.
The Client agrees to indemnify, defend, and hold harmless the Provider, its owner, employees, and agents from and against any and all claims, damages, losses, costs, and expenses (including reasonable attorney's fees) arising out of or related to the Client's breach of these terms, the Client's failure to clear the service area of personal property, or any third-party claims related to the condition of the Client's property.
Larkin Lawn Care operates in the East Bay Rhode Island and Southeast Massachusetts area, including Bristol, Barrington, Warren, Tiverton (RI), and Seekonk, Rehoboth, Swansea, and Somerset (MA). Service outside this area may be available upon request and may be subject to additional travel charges.
The Provider reserves the right to update these Terms & Conditions at any time. Updated terms will be posted on this page with a revised effective date. Continued use of the Provider's services after any modification constitutes acceptance of the updated terms.
These Terms & Conditions shall be governed by and construed in accordance with the laws of the State of Rhode Island. Any disputes arising under these terms shall be resolved in the courts of Bristol County, Rhode Island.
By checking the "I agree to the Terms & Conditions" box on the booking form or Customer Portal, the Client confirms that they have read, understood, and agreed to all terms outlined in this document.
